By using this website you agree to these terms. If you do not agree, please do not use the website. The website is intended for adults who are interested in UAE property.

3. Our role

FIRST GATE is a broker and adviser. We are not the developer, owner or seller of the projects shown on this website, and we do not construct, own or guarantee them. Each project is developed and sold by its developer. The website itself does not offer units for sale, accept reservations or process payments.

4. Project and developer information

Project and developer information on this website — including descriptions, images, unit types, sizes, amenities, handover dates, payment plans and company facts — is prepared from developers' official materials and other sources we consider reliable. Images and visuals supplied by developers may be artist's impressions of projects that are not yet built.

This information is provided for general information only. Developers may change their projects, specifications, availability and timelines at any time, and we cannot guarantee that every detail is complete or current. It does not form part of any offer or contract. Please confirm all details with us, and in the official sale documents, before making a decision.

5. Prices, availability and payment plans

Where a "Starting Price" is shown, it is an indicative figure for the project as a whole. It is not a price for any particular unit, size or number of bedrooms, and it is not a promise that a unit is available at that price. "Price on Request" means our consultants will provide current pricing when you ask. Payment plans are shown as published by the developer and may change.

6. Location maps

Each project page includes an illustrative location map. The map states its precision: a pin for a verified project site, a highlighted community or an approximate zone where the exact site has not been published, or the surroundings only. 7. Find Your Property

Find Your Property suggests projects from our catalogue that match the answers you give. The suggestions are a starting point for a conversation, not a personal recommendation that a property is suitable for you. A FIRST GATE consultant can discuss your requirements in detail.

8. Articles and guides — no professional advice

Articles, guides, FAQs and other content on this website are general information. They are not financial, investment, legal, tax or mortgage advice and do not take your personal circumstances into account. Property values and rental income can fall as well as rise, and past performance does not guarantee future results. Please seek independent professional advice before making an investment decision.

9. Enquiries

When you send an enquiry, please give accurate contact details. Sending an enquiry does not create a contract, a reservation or any obligation for you or for us. By ticking the consent box you agree that FIRST GATE may contact you about your enquiry, as described in our Privacy Policy.

10. Purchases and payments

Any purchase of property is made under separate written agreements with the developer or seller (and, where applicable, a brokerage agreement with FIRST GATE). Those agreements — not this website — set out the price, the unit and the parties' rights and obligations.

FIRST GATE never asks for payments through this website. If you receive a request for payment that claims to come from FIRST GATE and you are unsure whether it is genuine, please verify it with us using the contact details on this website before you pay.

11. Acceptable use

You agree not to:

• use the website in a way that breaks any law or regulation;
• submit false enquiries, or enquiries in another person's name without their permission;
• attempt to gain unauthorised access to the website, its administration area, its servers or its data;
• interfere with the website's operation, for example by introducing malicious code or overloading it with automated requests;
• copy, scrape or harvest content or data from the website by automated means.

12. Intellectual property

The FIRST GATE name and logo, and the original text and design of this website, belong to FIRST GATE PROPERTIES. Project names, developer names and logos, and developer-supplied images belong to their respective owners and are shown to present their projects. You may view and share pages for your own personal, non-commercial use; any other copying or reuse requires our prior written permission.

13. Links to other websites and services

The website links to services operated by others — for example WhatsApp when you choose to message us, your phone or e-mail application, and official sources cited in our articles. We are not responsible for the content, availability or practices of third-party websites and services, and their own terms apply.

14. Availability of the website

We work to keep the website accurate, secure and available, but we do not guarantee that it will always be available, uninterrupted or free of errors. We may change, suspend or withdraw any part of the website at any time.

15. Limitation of liability

To the extent permitted by applicable law, FIRST GATE is not liable for any loss or damage arising from the use of, or reliance on, the general information on this website, or from the website being unavailable. Nothing in these terms excludes or limits any liability that cannot be excluded or limited under the laws of the United Arab Emirates.

16. Governing law

These terms are governed by the laws of the Emirate of Dubai and the applicable federal laws of the United Arab Emirates. The courts of Dubai have jurisdiction over any dispute arising from them.

We may update these terms when our website, our services or the law change. The date of the latest update is shown at the top of this page. The version published on this page when you use the website applies.
