FIRST GATE PROPERTIES respects your privacy. This Privacy Policy explains what personal information we collect through this website, why we collect it, how we use and protect it, who we may share it with, and the choices and rights you have. It is written to reflect how this website actually works.

1. Who we are

This website is operated by FIRST GATE PROPERTIES, a real estate brokerage and advisory company based in Dubai, United Arab Emirates ("FIRST GATE", "we", "us"). We help people buy property in the UAE, whether as a home to live in or as an investment. FIRST GATE is responsible for the personal information described in this policy.

2. Scope of this policy

This policy applies to personal information collected through this website, including our enquiry and consultation forms, Find Your Property, and the contact links on the site. When you speak to us by phone, WhatsApp or e-mail, the information you choose to share with us is handled in the same way. This policy does not cover third-party websites or services that you reach from our site (see section 13).

3. Information we collect

3.1 Information you give us

When you send an enquiry — for example to ask about a project, request a payment plan, floor plans or a brochure, ask about a developer or a service, request a consultation, or contact us through the Contact page — we collect:

• Your full name, phone number (with its country code) and e-mail address. These are required so that we can reply to you.
• Your message, if you choose to write one. When you enquire from Find Your Property, the message is pre-filled with the answers you selected (such as purpose, location, budget, property type and timing); you can edit or remove this text before sending.
• Your consent to be contacted about your enquiry, together with the date and time it was given and the version of this policy that applied.

Please do not send us sensitive information (for example identity documents, payment card details or health information) through the website forms. We do not need it to answer an enquiry.

3.2 Information recorded with your enquiry

When you submit an enquiry, the website also records information that helps us understand and answer it:

• the page, project, developer or service you enquired about, the button you used and the language of the page;
• how you first arrived during your visit — the first page you opened, the referring website, and campaign parameters in the link you followed (UTM source, medium, campaign, term and content), if any;
• the date and time of your enquiry;
• your IP address and browser information (user agent), which we use to protect the forms against spam and abuse and to keep a reliable record of the submission.

3.3 Information about how the site is used

We count clicks on our WhatsApp, phone and e-mail links and on the buttons that open an enquiry form, together with the page, language and campaign parameters. These records do not contain your name, contact details or IP address; the browsing session is stored only as a scrambled (hashed) reference so that clicks cannot be traced back to you by name.

3.4 Information we do not collect

The website does not offer user accounts, newsletters or online payments, and it does not use advertising trackers. We do not knowingly collect information from children; the website is intended for adults interested in buying property.

4. Cookies

The website uses only the cookies it needs to work securely:

• a session cookie, which keeps your visit together while you browse (for example to keep the first-visit information described in section 3.2 until you send an enquiry), and
• a security cookie, which protects our forms against cross-site request forgery.

These cookies expire when your session ends or after a short period of inactivity. We do not use analytics, advertising or social-media tracking cookies. If we introduce such tools in the future, we will update this policy first and ask for your consent where the law requires it. You can block or delete cookies in your browser settings, but the enquiry forms may not work without the security cookie.

5. How we use your information

We use personal information to:

• respond to your enquiry and give you the information you asked for, including project details, availability, prices, payment plans and floor plans;
• arrange and hold consultations, and help you compare and choose suitable properties;
• follow up on your enquiry and manage our relationship with you, including keeping internal notes of our conversations;
• assign your enquiry to the appropriate FIRST GATE consultant;
• understand which pages and campaigns lead visitors to contact us, so that we can improve the website and our service;
• protect the website, our forms and our records against spam, misuse and fraud;
• meet our legal and regulatory obligations and establish or defend legal claims.

6. Legal basis for processing

We process personal information in line with the UAE's Federal Decree-Law No. 45 of 2021 on the Protection of Personal Data and other applicable laws. Depending on the situation, we rely on:

• your consent, which you give when you tick the consent box before sending an enquiry;
• the need to take steps at your request before entering into an agreement, for example when you ask us to help you reserve or purchase a property;
• legal obligations that apply to us; and
• other grounds permitted by applicable law, such as protecting our website and records against misuse.

You may withdraw your consent at any time (see section 11). Withdrawal does not affect processing that took place before it.

7. Communications and marketing

When you send an enquiry, you agree to be contacted by FIRST GATE about that enquiry — by phone, WhatsApp or e-mail, using the details you provided. We do not add you to marketing mailing lists through the website. If we would like to send you marketing information about other projects or services, we will ask for your permission separately, and you can ask us to stop contacting you at any time.

8. Who we share information with

We do not sell your personal information. We share it only as follows:

• FIRST GATE staff. Enquiries are managed in a secure administration area that only authorised staff can access with personal accounts. Access depends on each person's role; for example, a sales consultant sees only the enquiries assigned to them.
• Property developers. When you ask us to take a step on a property — for example to obtain a sales offer, check availability or arrange a reservation — we may share the details needed for that purpose with the relevant developer. We do not pass your details to developers simply because you browsed or enquired about their projects.
• Service providers. Companies that host, maintain and secure our website, or provide our e-mail, process information on our behalf and only under our instructions.
• Authorities and advisers. Where the law requires it, or where needed to protect our rights, we may share information with competent authorities, courts or our professional advisers.

If FIRST GATE's business is reorganised or transferred, personal information may be transferred as part of that transaction, subject to this policy.

9. International transfers

Our service providers may store or process information in data centres outside the United Arab Emirates. Where personal information is transferred outside the UAE, we take the steps required by applicable law to ensure it remains appropriately protected.

10. How long we keep information

We keep personal information for as long as it is needed for the purposes described in this policy — to respond to your enquiry, to manage our relationship with you and any property transaction, and to meet legal, accounting and regulatory requirements. When it is no longer needed, we delete it or anonymise it so that it no longer identifies you. Anonymised records may be kept for statistics.

11. Your rights

Subject to the conditions of applicable law, you can ask us to:

• tell you whether we hold personal information about you and give you a copy of it;
• correct information that is inaccurate or incomplete;
• delete your information, or restrict how we use it;
• stop using your information for a particular purpose, including contacting you;
• provide your information in a structured, commonly used format, where applicable; and
• withdraw your consent at any time.

To make a request, e-mail info@firstgate.ae with the subject line "Privacy request". We may need to confirm your identity before acting on a request. We will respond within the period required by applicable law. If you are not satisfied with our response, you may contact the competent data protection authority in the UAE.

12. How we protect information

We use technical and organisational measures appropriate to the information we hold. Enquiries are stored in a database that is not publicly accessible; access to the administration area requires a personal staff account and is limited by role; forms are protected against automated spam and repeated abuse; and changes to enquiry records are logged. No method of transmission over the internet or of electronic storage is completely secure, so we cannot guarantee absolute security, but we work to protect your information and to respond promptly to any incident.

13. Third-party websites and services

Our website contains links to services operated by others — for example WhatsApp when you choose to message us, your phone or e-mail application, and the OpenStreetMap credit shown with our location maps. When you use those services, their own privacy policies apply. We are not responsible for the content or privacy practices of third-party websites.

14. Changes to this policy

We may update this Privacy Policy when our website or our practices change, or when the law requires it. The date of the latest update is shown at the top of this page. Where a change is significant, we will make it clear on this page.
