Beyond is a development company launched by Omniyat Group in September 2024 to create larger-scale luxury districts, extending the group’s work from single buildings to whole destinations. Omniyat’s founder and executive chairman, Mahdi Amjad, leads the group.

Its projects are on Dubai’s waterfront and beyond: the company launched ten projects in 2025, in locations including Dubai Maritime City, Palm Jumeirah and Dubai Islands.

Its current launches include Kanyon and Soulever in Dubai Maritime City, Hado on Dubai Islands and Evermore on Al Marjan Island in Ras Al Khaimah.
